What Is an HVAC Maintenance Plan or Service Contract?

Regular HVAC maintenance includes a few important things. To maintain the system, you have to change the air filter every few months, clean the unit, tighten electrical connections and inspect the air conditioner’s condensate drain. That’s not all, though. For best performance, make sure you’re also lubricating the moving parts of any systems, cleaning the air conditioner’s blower, checking the air conditioner for refrigerant leaks and inspecting the heater’s fuel lines for faulty gas or oil connections.

HVAC service providers may offer maintenance plans or service contracts that offer some or all of these services as a bundle. Paying for a package rather than on an individual or as-needed basis may save you money. Plus, hiring a professional HVAC contractor to detect any problems early on may prevent you from having to pay up for a major repair down the line.

What Do HVAC Maintenance Plans or Service Contracts Cover?

HVAC companies vary in the services their maintenance plans and service contracts cover, and in some cases, packages are customizable. Common services are cleaning, inspection for leaks and faulty connections, lubrication of moving parts, emergency service calls (usually with a waived fee) and replacement of minor parts when needed. It’s worth noting that the replacement of major parts is usually not included in these packages.

How Do HVAC Maintenance Plans and Service Contracts Work?

Customers will usually be offered an HVAC maintenance plan or service contract upon the installation of a new heating and/or cooling system. For an added fee, the company will offer maintenance, inspection, cleaning and other services for your system for a specified period of time—usually one year.

The idea is that after you’ve paid the upfront fee, you will not pay for the specified HVAC services while under contract, and you will likely save money.

What Don’t HVAC Maintenance Plans and Service Contracts Cover?

The answer to this question can vary, but the most significant omission of most HVAC companies’ maintenance plans and service contracts is major parts like heat pumps, fans and compressors.

Do I Need an HVAC Maintenance Plan?

In many cases, an HVAC maintenance plan offers a good value and a way to ensure that your household is safe, properly heated or cooled and energy-efficient. Some households may benefit more from an HVACmaintenance plan or service contract than others.

For example, if you live in an extreme climate where inadequate or inconsistent heating or cooling could be dangerous, an HVAC maintenance plan or service contract could be life-saving. Similarly, if your household includes young children, elderly people or people with medical conditions affected by temperature, you might take comfort in knowing your heating and cooling systems are properly running and that they will be fixed quickly in the event that they cease to.

Pros

  • Problems are detected early on, preventing expensive repairs
  • Regular inspection of systems ensures energy efficiency, and in turn, lower bills
  • Guarantee of safety and of assistance in case of emergency can provide peace of mind, particularly to vulnerable households

Cons

  • Upfront costs can be high
  • Major parts are not covered
  • Warranties on new HVAC systems might render an HVAC maintenance plan and service contract unnecessary
